Will I qualify for a Community Roots apartment?

Community Roots provides affordable pet-friendly apartments for households with a range of low incomes. Full-time and part-time workers, individuals, families, couples, and people with fluctuating incomes may qualify. Households that receive housing vouchers, SSI, child support, or other forms of income may also qualify.

Eligibility depends on four main things:

  • Your household’s annual income before taxes
  • Number of people in your household
  • Size of the apartment you are interested in
  • Community Roots’ rental screening criteria

ESTIMATE YOUR INCOME

If your household has a very low income, you may qualify for a HUD-subsidized apartment, learn more.

Community Roots considers the expected income of the adults who will live in the apartment. Income is generally reviewed before taxes and must be documented during the application process.

Depending on your household, this may include:

  • Wages from full-time or part-time work
  • Tips, commissions, and overtime
  • Freelance, contract, or gig income
  • Benefits or other regular payments
  • Income received by other household members

Your household includes everyone who will live in the apartment — not only the person completing the application. That includes children and people who are not working or earning income. You do not need to be married or legally related to be considered a household.

The number of people in your household determines both your income limit and which apartment sizes you can apply for. Below is the number of people who can live in each apartment:

Apartment size Household size
Studio 1–2 people
One bedroom 1–3 people
Two bedrooms 2–5 people
Three bedrooms 3–7 people*

Why does my eligibility depend on the individual apartment I am interested in?

Community Roots apartments are funded by programs with different requirements. That means household income caps, student rules, and other qualifications can differ from one apartment to another within the same building.

Each available apartment listing shows:

  • Size of the apartment
  • Monthly rent
  • Minimum household income to rent the apartment
  • Maximum income for your household size
  • If full-time student or other restrictions apply
  • If water/sewer/garbage is included in monthly rent

Seeing an apartment listed does not mean every household will qualify for it. Review the requirements in the listing first.

How to review an apartment listing

How could the rental screening criteria impact my eligibility?

First, we will confirm that your household meets an apartment’s eligibility requirements. Then, Community Roots will verify your information and complete a rental screening.

Screening includes rental history, landlord debt, and other criteria:

  • Two years of rental history*
  • Bankruptcy
  • Debt owed to a landlord
  • Eviction history
  • Full-time student status

Estimate your household income first. Then, identify the apartment sizes that may fit your household and review our available apartments. The list of available apartments is up-to-date. Apartments are filled on a first-come, first-served basis.

Each listing should clearly show:

  • Monthly rent
  • Apartment size
  • Maximum allowable household income
  • Transit and neighborhood information
  • Building amenities and unit features
