Laying the foundation for transit-oriented development at Northgate Station

Community Roots Housing and BRIDGE Housing are working on a new affordable housing development next to Northgate Station, one of the region’s busiest transit hubs. This project will bring 235 affordable apartments to Seattle’s Northgate neighborhood, located at NE 103rd Street and 3rd Avenue NE.

Community engagement conducted in 2021 shaped the project and played a significant role in influencing the building’s design and amenities. As a result, the ground floor includes nearly 10,000 square feet for a childcare center operated by El Centro de La Raza, a comfort station for King County Metro transit workers, and retail space. For residents, there will be bike storage, a public courtyard, a community room, and a maker space.

The new six-story building will offer a variety of apartment types, including studio, one-bedroom, two-bedroom, and three-bedroom units, to accommodate families. It is designed to serve households earning between 30% and 60% of the Area Median Income (AMI). For example, a family of four earning $90,420 qualifies as a 60% AMI household.

As a transit-oriented development, this project draws on its proximity to the Northgate Link light rail station, several bus lines, and protected bike lanes. In the future, residents will benefit from easy access to education and employment, reducing commute times and promoting a more sustainable lifestyle.

Where construction stands now

As of July 2024, the construction team has completed the process of digging out soil to prepare the site for construction. Additionally, all the necessary pipes for sewage, rainwater, and domestic and fire water supply are in place and hooked up to the building. The concrete floors, support columns, and walls for the second level have been completed using post-tensioning, a method that strengthens concrete. With the concrete foundation now in place, the team is currently working on wood framing and plumbing, mechanical, and electrical systems installation.

Upcoming project milestones

Looking ahead, the next construction milestone will be in October, when wood framing is expected to be completed or “topped out.” By fall 2025, Community Roots Housing anticipates the building’s grand opening. This transit-oriented development represents a significant step toward a more connected, accessible, and thriving community in north Seattle, combining affordability, sustainability, and community priorities.
